From its historical modern inception in the 1920’s until today, Miami Beach has been a “dynamic development environment” which has resulted in the now complete ten mile South to North real estate build out. Nearly all new development is demolition and rebuild, or redevelopment within the existing envelope. Indeed, Miami Beach richly deserves its new nickname “The American Riviera!” No place exists like this, and the Miami Beach fusion of the lodging industry and the residential (largely condominium) segments of its demographics makes this island paradise “one-of-a-kind!”
